GST is Guerrilla's only Opportunity Zone development. It consists of an existing single-story 10,000 sq. ft. building and a lovely 8,800 sq. ft. surface parking lot. We're in for permits to building a 4-story housing-over-retail building on the parking lot, leaving an outdoor dining/drinking patio between the two buildings. The existing building will contain a brewpub/restaurant anchor, along with a small wine bar and another retailer. The new building's 40 apartments will be 100% affordable, rented at 60% of median family income. A good number of the apartments will be held aside for 18-yr-olds aging out of Oregon's foster care program. Lastly, the new building will sip energy, far beating national standards for energy consumption.
