There are two stories, and two distinct strategies, for Patty's my Mom:
1) Initially Patty's my Mom was going to be another page of Guerrilla's peeled-off-roof, diminishing building chapter. (See New New Crusher Court, Dr. Jim's Still Really Nice, and Pioneer Lavada Jones) The renderings and plans at the bottom of this page show a lovely adaptive re-use with a hidden gem of a restaurant/speakeasy. The other four spaces rim the outside of the corner building, adding small-scale retail to the best intersection in the St Johns village.
2) After the pandemic and the economic downturn, we at Guerrilla revisited our initial strategy at Patty's. We debated within the office, "Should we do a fancy, gorgeous, Guerrilla-like deep adaptive re-use, creating 5 new spaces - knowing we'll need to charge $2 per foot per month rent to make the pro forma work? Or should we put our egos on the shelf, scrub and paint and polish the existing building, bringing in two tenants, charging $1 per foot per month rent?" Option #2 is what we chose, and what Patty's has become, home to Sabatino's Motorcycle and Moped as well as the St. Johns Boxing Gym. Both tenants are neighborhood icons that were drawn to Patty's glorious history, strong storefront presence, and cheap rent.
